Property Cleanup in Oakland, FL
When the yard is more brush than lawn, we walk it first and tell you plainly what's there. Then we clear the brush, vines, dead plants and debris, haul it off, and leave your home with a yard you can use and keep up.
One big clearing job for an overgrown yard
Property cleanup is the heavy job. It suits a yard that hasn't been touched in a season or longer, a house you just bought, a home sitting empty before a sale, or a lot left to grow wild. It isn't routine upkeep. Our lawn care and seasonal cleanup handle that side of things.
We start with a slow walk of the whole property before we talk price. Overgrowth hides things: old fence wire, buried edging, sprinkler heads, fire ant mounds, rotten stumps, a hose bib nobody has seen in years. We'd rather find those with you standing there than with a trimmer line.
A few months of Central Florida summer rain can turn a tidy yard into a thicket. The sooner it's cleared, the less of it has to be dug out by the roots.

What a property cleanup covers
- 01
Brush and overgrowth clearing
We cut back weeds, tall grass, palmetto and scrub to ground level. If a shrub is worth saving, we mark it with you first so it stays.
- 02
Vines and volunteer trees
Vines on fences, walls and shrubs get pulled, not just cut, so they don't come right back. Small seedling trees growing against the house or in beds come out roots and all.
- 03
Bed clearing and edging
We pull weeds and dead plants from beds, cut a clean edge along walks and the driveway, and find the old border if one is buried. If you want fresh mulch afterward, that's our mulch and beds service.
- 04
Debris haul-off
Fallen limbs, old leaf piles, broken pots, rotted landscape timbers. We load it and haul it away. Nothing gets left at the curb unless you ask for that.
- 05
Hedge and shrub cutback
Overgrown hedges get cut back to a shape that will grow in healthy, not hacked flat. Some old shrubs are past saving, and we'll tell you which ones.
- 06
Final cleanup
We blow off walks, the driveway and the patio, and rake the work areas.
Questions about Property Cleanup?
Call(407) 792-5732Signs it's time for a full cleanup
You can't find the beds
Weeds and grass have grown over the edges, and you can't tell where the lawn stops and the planting starts.
Vines on the fence or the house
Vines climbing siding hold moisture against the wall and work into gaps. Air potato and other fast climbers smother shrubs too. Caught early, it's a quick pull.
Piles that never left
Limbs from the last storm or leaf piles from last year. Old piles hold water and give rodents and fire ants a place to settle.
Trees sprouting where they shouldn't
Seedling oaks and camphor along the foundation or fence line grow fast. They get harder to pull every month.
Moving in, moving out
A new house or getting ready to sell. A cleared yard shows what's really there and what needs work next.
The mower can't get through
If it's past what a mower can handle, it needs clearing before regular lawn care makes sense.
How a cleanup job goes
- 1
Walkthrough and findings
We walk the property with you and note what we find. You hear plainly what needs to go, what can stay, and anything we think needs a different fix.
- 2
Clear scope and free estimate
Your estimate lists the areas, what we'll remove and the haul-off. If a stump or a bamboo stand needs its own work, we price it separately so you can decide.
- 3
Clearing day
The crew works from the outside in, cutting the heavy growth first so we can see the ground. We flag sprinkler heads, valve boxes and anything fragile before trimmers and rakes go near them.
- 4
Haul-off and final look
Debris is loaded and taken away, and hard surfaces are blown clean. Before we pack up, we go over the finished yard together. It's a good moment to ask what the property needs next.
What sets the cost
We won't price a cleanup without seeing it first. One lot might be a morning of weeds, while the one next door is a full day of vines and limbs. The estimate spells out each item behind the total.
- How much growth there is
- Knee-high weeds clear fast. Head-high brush and tangled vines take longer and fill more truck loads.
- Haul-off volume
- Everything we cut has to go somewhere. More limbs, brush and old material means more loads, and that shows up in the cost.
- Access
- A gate wide enough for equipment speeds the work up. Tight side yards or a backyard reached only by carrying things out by hand take more labor.
- What's hiding underneath
- Buried wire, old pavers, concrete chunks or heavy roots slow the crew. We point out what we can see at the walkthrough. If we find more once it's cleared, we stop and talk to you before doing extra work.
- Add-on work
- Stump grinding, tree trimming over the roof or bamboo removal are separate jobs. Doing them on the same visit can save a second trip.
Property cleanup questions
How is this different from seasonal cleanup?
Seasonal cleanup is lighter work done on a schedule to keep a yard in shape. Property cleanup is a one-time job for a yard that's overgrown or neglected. Many people do one property cleanup, then switch to lawn care or seasonal visits so it doesn't come back.
Do I need to be home?
Not for the work itself. We'd like you at the walkthrough, since that's when we agree on what stays and what goes. If you can't make it, we'll walk it ourselves and go over what we found by phone before anything starts.
Will you haul everything away?
Yard debris we cut or clear leaves on our truck. If there are other things in the yard you want gone, point them out at the walkthrough and we'll tell you plainly what we can take.
Can you keep some of my plants?
Yes. Plenty of overgrown yards have good shrubs and trees buried in them. We mark the keepers with you before work starts, and we'll be honest if something is too far gone.
What happens with stumps and bamboo?
During a cleanup we cut them down close to the ground. Grinding a stump out or digging out bamboo roots is separate work, covered by our stump grinding and bamboo removal services. We'll price those on their own so you can choose.
How long does a cleanup take?
Many residential cleanups take a day. Large lots or very heavy growth can take longer. You'll know the expected time when you get your estimate.
